Mandatory Condensate Neutralizers on High-Efficiency Furnaces in BC

At Ariana Heating & Air Conditioning, we prioritize safety, quality, and full compliance with British Columbia’s building standards. This notice highlights the mandatory requirement for condensate neutralizers on all high-efficiency gas furnace installations.

What is a Condensate Neutralizer?

High-efficiency (condensing) furnaces produce a liquid byproduct that is highly acidic, with a pH similar to lemon juice or vinegar. A condensate neutralizer treats this liquid before it enters your home’s plumbing.

Why is this mandatory?

The BC Plumbing Code prohibits discharging corrosive liquids into sanitary drainage systems. Furnace condensate must be neutralized to a safe pH level to prevent damage.

Risks of not installing a neutralizer:

  • Property Damage: Acidic water can corrode cast iron, copper, and concrete, causing leaks under your foundation.

  • Inspection Failure: City inspectors in the Lower Mainland will not approve a mechanical permit without a neutralizer.

  • Environmental Impact: Neutralizers protect municipal sewer systems from chemical corrosion.

What this means for you

For all new installations and system upgrades, Ariana Heating includes a condensate neutralizer as a standard, non-negotiable component. This ensures:

  • Your home is protected from corrosion

  • Manufacturer warranties remain valid

  • Compliance with provincial and municipal bylaws

If your current system was installed without a neutralizer, we highly recommend adding one during your next scheduled maintenance to prevent long-term plumbing damage.
