At Ariana Heating & Air Conditioning, we prioritize safety, quality, and full compliance with British Columbia’s building standards. This notice highlights the mandatory requirement for condensate neutralizers on all high-efficiency gas furnace installations.
High-efficiency (condensing) furnaces produce a liquid byproduct that is highly acidic, with a pH similar to lemon juice or vinegar. A condensate neutralizer treats this liquid before it enters your home’s plumbing.
The BC Plumbing Code prohibits discharging corrosive liquids into sanitary drainage systems. Furnace condensate must be neutralized to a safe pH level to prevent damage.
Risks of not installing a neutralizer:
Property Damage: Acidic water can corrode cast iron, copper, and concrete, causing leaks under your foundation.
Inspection Failure: City inspectors in the Lower Mainland will not approve a mechanical permit without a neutralizer.
Environmental Impact: Neutralizers protect municipal sewer systems from chemical corrosion.
Official Code Reference:
BC Plumbing Code – Section 2.4.2.1 (Sanitary Drainage Systems)
For all new installations and system upgrades, Ariana Heating includes a condensate neutralizer as a standard, non-negotiable component. This ensures:
Your home is protected from corrosion
Manufacturer warranties remain valid
Compliance with provincial and municipal bylaws
If your current system was installed without a neutralizer, we highly recommend adding one during your next scheduled maintenance to prevent long-term plumbing damage.
